Metrolist Square Foot Rules explained

I probably get asked more questions and get more comments on this topic of the way Metrolist displays SQ FT than any other issue!
So – I asked Metrolist to explain their reasoning behind what we can and cannot display. heres what they said:
Definitions!
Total Sq Ft is above ground and below ground finished and unfinished – it’s literally everything.
Finished Sq Ft is everything above ground and below ground that is finished – includes a finished basement.
Square Feet is above ground only – doesn’t include basement even if basement is finished.
Why is “Square feet” not part of the IDX data set ?
Because IDX sites are for the public and the way that Sq Ft is measured vary from city to city the MLS Rules & Regulations committee felt it best to only display Total Sq Ft or Finished Sq Ft to the public.
Those two fields are pretty consistent across cities.
